 PLATINUM SERVICE CONTRACT
PLATINUM FULL SERVICE CONTRACT is a service contract providing all labor and materials for preventative maintenance and repair of specified covered HVAC equipment.
- Allows Building Owners and Management to budget annually for maintenance and repairs of covered HVAC equipment.
- Allows Owners and Management to customize coverage specific to certain equipment or allows coverage of the complete HVAC system.
- Covers all scheduled preventative maintenance for covered equipment in accordance with Manufacturers’ recommendations.
- Covers all labor and material for scheduled and un-scheduled repairs.
- Can provide full coverage of all types of Freon.
- Can provide full coverage for equipment such as thermostats, VAV terminal boxes, fan coils, and heaters (electric and gas).
- Can provide specific full coverage for building automation systems, inclusive of all programming, parts and labor for all repairs and replacement. Calibration of all sensors and components is also included.
- No overtime charges for covered repairs.
- Monitoring of building automation included.
In addition to the above service program, Fort Bend Mechanical, Ltd. offers time/material services on an hourly basis. Over-time rates are on a time and a half basis, inclusive of weekends and holidays.
GOLD SERVICE CONTRACT
The GOLD SERVICE CONTRACT is a comprehensive maintenance program designed with the flexibility to provide Customers with eleven (11) monthly inspections and one (1) annual inspection for chillers.
- Provides inspections of all HVAC equipment every month.
- Provides written reports after each inspection for the Owner and Management Company.
- Provides for annual inspections of Chillers including the following:
- Oil Analysis
- Disassembling of starters, contactors and inspection of all operating parts and cleaning of all points and contacts.
- Megging of motor and motor leads.
- Checking of all main line wiring and wiring harnesses.
- Calibration of all thermostats, sensors and controls on chillers.
- Check and reset flows across condenser, cooler and cooling towers.
- Change all oil filters and Freon filters.
- Check and verify all safety controls including flow switches and interlocks.
- Disassemble and clean all starters and contactors for pumps interlocked with chiller.
In addition to the above service program, Fort Bend Mechanical, Ltd. offers time/material services on an hourly basis. Over-time rates are figured on a time and a half basis, this is inclusive of weekends and holidays.
SILVER SERVICE CONTRACT
SILVER SERVICE CONTRACT is a comprehensive maintenance program designed to provide (3) quarterly inspections for all specified HVAC equipment and (1) annual inspection for chillers.
- Provides inspection of equipment every 3 months.
- Provides a written report after each inspection to Owner and Management Company.
- Provides annual inspection of chillers. Same scope of inspection and service provided under Gold Service Program for chillers.
In addition to the above service program, Fort Bend Mechanical, Ltd. offers time/material services on an hourly basis. Over-time rates are figured on a time and a half basis, this is inclusive of weekends and holidays.
